I used to think business was slimy—until I managed medical office buildings in Chicago. That’s where I met Gary from Glen Ellyn, a landlord who only made money if tenants thrived and patients got better care. Everyone won. That moment changed how I see business.
Years of managing $245 million in assets and analyzing $33 billion in debt gave me the financial toolkit—deal structuring, cash flow modeling, risk analysis. But buying and operating a company taught me that even perfect models mean nothing if your people don’t trust you or your customers don’t value you.
Whether it’s a family-owned business or a multifamily property, the principle is the same: the financials must work and the people involved must thrive.
Our Approach
About Jeremy
I studied chemistry at Wheaton College, planning to teach or do research. In Denver, I built my financial foundation: analyzing $33B in CRE debt at Chatham Financial, then overseeing $250M in assets and $506M in development at Trailbreak Partners—beating projections and delivering 10.1% returns. The deal structuring and modeling came naturally.
At 27, I tested whether I could operate, not just analyze. I bought Summit Cabinet Coatings—a $2M refinishing company—with 90% debt and a personal guarantee. The first day on the job, an employee asked if I had any experience. I didn’t. Humbling.
Two years later, Summit is growing with a management team running daily operations. I learned that spreadsheet skills and people leadership are completely different—but you need both. Taking care of employees and customers isn’t just good ethics; it’s the most sustainable strategy.
Today, through Vrain Capital, I invest in businesses and properties where that approach can work. Alongside Summit, I own stakes in Ridian Apartments and Eleven13 Apartments.
My wife and I live in Denver in a 101-year-old house that’s teaching us patience. We believe business should strengthen communities—not just generate returns.
